Heartland 10-10 Ranch: Beaver Lake - Marshall, Texas

This stunning 2,000-acre ranch features four lakes, each over 35 acres, that have been meticulously managed for trophy bass fishing since their creation. Whether you're an avid angler or a casual fisher, this property offers a premier fishing experience.

Boating Amenities

  • Two 18-foot all-aluminum boats are provided per lake.
  • Each boat is equipped with a live well, foot-controlled trolling motor, and a four-battery system. Two of the batteries power a 24-volt system, ensuring you can stay on the water all day.
  • A total of six boats are available across the ranch, and additional boats can be moved to Beaver Lake based on availability.

Lodging Options

  • The ranch offers two overnight lodging options, which require a separate reservation.
  • When all four lakes are reserved, accommodations are limited to two lodging groups.
  • Alternatively, motels are available in Marshall, less than 10 miles from the ranch.

Fishing Rules & Guidelines

  1. Lake-Specific Reservations

    • You must fish only the lake you reserve.
    • Driving around the property is not allowed as this is an active whitetail breeding and hunting ranch. Please use caution to avoid damaging driving paths.

  2. Reservation Requirements

    • A two-adult minimum is required to fish.
    • Fishing multiple lakes in one day requires separate reservations and fees (e.g., an AM reservation for one lake and a PM reservation for another).
    • Full-day fishing is typically sufficient, given the size and cover of each lake.

  3. Trash and Equipment Care

    • Take all trash accumulated during your visit when you leave.
    • Outside boats are not allowed.
    • Do not dispose of fishing line or soft plastics in the lakes.

Additional Information

  • If your party includes five or more people, you may reserve two lakes, preferably adjacent ones.
  • The ranch's lakes are large, densely covered, and offer plenty of water for a full day's fishing, making lake switching unnecessary for most visits.
  • Lodging Details: Check-in is at 3:00 P.M., and check-out is at 12:00 P.M.

  • Report the total number of each species removed via the online reservation system after your outing.

  • Lodging reservations require 48 hours’ notice.

  • Check-out: 12:00 P.M.

  • Check-in: 3:00 P.M.

  • Remove all trash from the site when you leave.

  • Do not throw fishing line or soft plastics into the lake; take them with you when you leave.

  • Outside boats are not allowed.

  • To bring the trolling motor back up, step on the bracket mount to relieve tension on the locking mechanism.
